While much of the building industry tries to save resources with expensive new technologies, a Tolland, Connecticut architect has proposed a simpler, less expensive approach: build smaller. Dennis Davey has squeezed a complete, yet expandable home into just 225 sq. ft. of floor space. And while his "Home4Me" will probably have limited appeal, it would make an excellent vacation cottage, a weekend retreat, or home office. It could even serve as a starter home for low-income people. It's also an object lesson in making the best of limited resources.

The compact structure's success is based on the ingenious use of tight space. Except for the under-counter refrigerator, the kitchen appliances and bathroom fixtures are all standard sizes. The bathroom includes a fiberglass shower stall, a toilet and a vanity cabinet with adjustable shelving. The main room has enough space for a table and chairs on one side, and a couch or chairs on the other. A twin size bed tucks along the wall opposite the bathroom door and behind the kitchen. The closet door in the sleeping area slides over to become the bathroom privacy door. A sleeping or storage loft is directly above the bathroom. Floors, walls and ceilings are all covered with prefinished low maintenance materials. Davey says that an experienced crew of three is all that's needed to assemble the house, along with a licensed plumber and electrician.

According to Davey, the completed home costs approximately $13,500 including the foundation and appliances, but not the shipping and sitework. Davey also sells add-on modules with the same square-footage. They can be used for bedrooms or family rooms, depending on the owners' needs. Davey's goal was to let homeowners buy the house with the money that they would ordinarily use for the down payment. They would save enough money in mortgage payments to buy a one bedroom expansion unit after the first year, and another 2 1/2 years later. After 4 1/2 years they would own, free and clear, a 900 sq. ft., 3-bedroom house.
